. � � r Landscape modifications may be approved if the applicant proposes altemative landscaping that would achieve the intent and purpose of the landscaping required in this Ordinance and in which the Planning Director detennines to"provide superior quaiiiy through the use of native vegetation existing on the site, preservation of�-oves of trees, preservation of wetlands and/or��ildli�habitat, increasing perimeter landscape widtli in strategic locatians, providing unique focal points of interest, or Ihrough other means." Also, landscaping may b�modified when existing site conditions would render the landscaping requirements ineffective. The proposed landscape plan compensates for elimination of lands�aping between Lots 8H and 8G to permit common access to the hvo lots. In exchange for eliminatiun of this landscaping the applicant provides an additional three to five feet of landscaping along the Hardeson Road and new access road frontages, additional trees planted beyond the standard along the rights-of-way, and slightly increased tree size above City standards. i�andscaping in the parking area and around the building also slightly exceeds City standards.
