In 1979, the developer <br /> secured plat approved contingent on several cc�ditions. But in 1982, a higher <br /> density for the 200 acres was approved in the Southwest Evarett Comprehensive <br /> Plan. Based on that plan, developer ponald Bocek of Bellevue's Sigma DevelopmPnt <br /> Inc. brought in a new plai plan for t�ity review. <br /> The SW Everett Comp Plan called for a ,ingle family and a "transition area" between <br /> new development and existing neighborhoods to the north fronting such roads as 56th <br /> Street, Ocean Avenue, Viewcrest Avenue and 23rd Avenue. Tlie transition area, <br /> approximately 3G0 feet deep, wouid consist of only singe-family homes ano a <br /> greenbelt where no development could take place. South of the open <br /> space/buffer/greenbelt a�ea, Bocek would develop betwee� five a�d eight homes per <br /> acre on the remaining acres, per the SW Everett Plan . <br /> In the current plan, 6ecek has proposed building 55 homes in the single family and <br /> transition area, where his 1979 plat would have allowed construction of only 29. <br /> A proposed new street connecting 23rd and Seaview Way has caused citizen concerns <br /> on traffic circulation. Other concerns are drainage, density, and greenbelts. <br /> Dennis explained that the proposed revisions will be required to provide storm water <br /> drainage facilities, and that the traffic increase is not considered to be significant. <br /> � - Sharon Koch, Neighborhood <br /> Stated that approxirnately one-fourth of the people there don't like the second plan, <br /> 1 and there is confusion and concern over the greenbelt and the added traffic. <br /> Tanis stated that the next hearing should 'ce used for Planning Commission to ask <br /> questions and assimilate the report on this large project, and that Commission will <br /> need two more meetings to make a decision on this item. <br /> Ben Newland move� to adjourn. <br /> Jolin Friel seconded the motion. <br /> The meeting wa; adjourned at 10:00 PM by Chairman Tanis ��larsh. <br /> r�/l,''/L4/,(L � //n.r�.ln7t / , <br /> Dennis L.
