AUG-30-99 MON 9:24 AM <br />P. 1 <br />All escape or rescue windows from sleeping rooms shall have a minimum net clear <br />opening of 5.7 square feet (0.53 M sq.). The minimum net clear opening height <br />dimension:- shall be 24 inches (610mm). The minimum net clear opening width <br />dimensions shall be 20 incites (508mm). Where windows are provided as a means of <br />escape or rescue they shall have a finished sill height not more than 44 inches (1118nim) <br />above the floor. <br />2) The sleeping rooms have substandard natural and no mechanical ventilation. 'the exterior <br />window opening is, as stated in item "I" above, 1.4 ft.sq., with a £toor area of 138 ft.sq, in one <br />room and 98 fl.sq. in the other sleeping room, existing ventilation in these rooms is then <br />respectively 1/100 and 1/70 of the floor area. UBC Section 12033 requires: <br />Guest rooms, and habitable rooms within a dwelling unit or congregate residence shall be <br />provided with natural ventilation by means of operable exterior openings with an area of <br />not less than one -twentieth of the floor area of such rooms with a minimum of five <br />square feet (0.46 M sq.). In lieu of required exterior openings for natural ventilation, a <br />mechanical ventilating system may be provided.... <br />3) The average height 6 %7' , of ceilings throughout the unit are substandard. %UBC Section <br />310.6.1 requires: <br />Ceiling Heights. Habitable space shall have a ceiling height of not less than 7 feet 6 <br />inches (2286 mm), except as otherwise permitted in this section. Kitchens, halls, <br />bathrooms and toilet compartments may have a ceiling height of not less than 7 feet <br />(2134 mm) measured to the lowest projection from the ceiling.... <br />4) installation of srltoke detectors is substandard'wi$t only one detector in the hall outside of the <br />sleeping rooms. UBC Section 310.9 requires: <br />in dwelling units, a smoke detector shall be installed in each sleeping room and at a Wint <br />centrally located in the corridor or area giving access to each separate sleeping area. <br />When the dwelling unit has more than one story and in dwellings with basements, a <br />detector shall be installed on each story and in the basement.... <br />Power source. In new construction, required smoke detectors shall receive their primary <br />power from the building wiring when such wiring is served from a commercial source <br />and shall be equipped with a battery backup.
