Therefore, an <br />extraordinary remedy is necessary if the conditions substantially endanger or impair the <br />health and safety of the tenant. <br />(2)(a) If a landlord fails to fulfill any substantial obligation imposed by RCW <br />59.18.060 that substantially endangers or impairs the health or safety of a tenant, <br />including ... (vi) defective, hazardous, or missing electrical wiring or electrical service, <br />(vii) defective or inadequate exits that increase the risk of injury to occupants, and (viii) <br />conditions that increase the risk of fire... <br />I herewith request that you correct these problems and that this remedial action commence as <br />soon as possible and as required by RCW 59.18.070(3), in "Not more than ten days..." I further <br />request a statement in writing within this required ten days, stating how you intend to correct <br />these problems, the time frame in which the work will be completed, and how you will <br />accommodate our living needs during the period of construction. I would expect all work to be <br />completed under proper authority and inspected for compliance with any applicable code. <br />Please note the following from RCW 59.18.115(b): <br />If after receipt of the notice described in (a) of this subsection the landlord fails to <br />remedy the condition or conditions within a reasonable amount of time under RCW <br />59,18.070, the tenant may request that the local government provide for an inspection of <br />the premises uith regard to the speci fie conditiot, or conditions that exist as provided in <br />(a) of this subsection. <br />I trust that you will not take this letter to be a frivolous request. Most of the discrepancies I've <br />noted above are not only serious violations of the code and your responsibilities to your tenants, <br />but these are also problems that do substantially impair the safety of my family and myself.
