WASHINGTON
BEN NEWLAND, 2900 BLOCK, HEWITT AVENUE
(Page 2) .
IV.

None.
V. POSSIBLE FINDINGS:
A. That there are exceptional circumstances or conditions
applying to the subject property L-hat do not apply to
i other properties in the same vicinity or zone, namely:
1. That the buildings planned foY remodeling are of
significant historical and/or architectural value,
the rehabilitation of which can only be facilitated
by an eaing of parking requirements.
, B. That such variance is necesssry for the preservatin
and enjoyment of a substantial property right of the
appellant possessed by the owners of other properties
in the same vicinity or zone, namely:
1. It is the policy of the City of. Everett to encourage
programs by any and all parties which serve to re-
vitalize declining commercial areas.
2. The City in the past has attempted to balance off-
street parl:ing needs with the viability of the
interested uses to be served by that parking.
C. That the authorization of such variance will not be
materially detrimented to the public welfare or in-
jurious to property in tlie vicinity, because,
1. Peak activity (evenings and weekends) should not
conflict wi.th on-street parking demands of other
land uses in the area.
2. Areas adjacent to the proposed Riverside Square
are zoned commercial, although there are some
residences in the vicinity.
D. The qranting of the Variance will not adversely affect
the comprehensive plan.
n
