There are no unique circumstances related to <br />e su Iect property or the visibility of subject property that <br />necessitate the placement of the sign on the roof. The entire <br />building and site are visible from the Hwy 2 ramps, Interstate <br />5 and the surrounding roadways that access the site. The <br />existing roof sign could be relocated to the building &*e and <br />additional signs meeting zoning code requirements could also <br />be placed on the building and on the site, which would be <br />clearly visible from the adjacent highways and roadways. <br />Criterion No. 2: <br />That the van ance will not be materially detrimental to the property in the <br />area of the subject property or to the City as a whole. <br />a. The applicant states that the variance proposal will <br />allow Prime Equipment to "consolidate" its two locations in <br />lieu of relocating to Paine Field. <br />If the applicant is required to meet the sign code requirements, <br />it will not prohibit the consolidation of the two business <br />locations to the subject site, it will only require the relocation <br />of the roof sign. <br />Conclusions: The proposed variance if granted would have a <br />etnmen effect on the City's ability to bring non- <br />conforming signage into compliance with the current sign <br />code and ultimately some consistency for signage throughout <br />the city. <br />r. .erion No. 3: <br />gat a vanance will only grant the subject property the same general <br />rights enjoyed by other property in the same area and zone as the subject <br />property. <br />a. V d±ngs: The applicant states that the granting of the <br />variance will only grant the subject property the same general <br />rights enjoyed by other properties in the area and will allow <br />Prime Equipment to maintain existing visibility in a very <br />competitive market. <br />There are a couple of other businesses in the area of the <br />subject site that have roof signs. These other signs were <br />erected prior to the current sign code and in some cases <br />without the benefit of sign permits. <br />
