Buildto� Aei�ht: <br />The maximum building haght for multiple f�tnily dwellin�s in an R-3 mne is 45'. <br />However, sina the projact sioe is adjaant oo an R-1 mne, the l�ei�hts a�e reduced <br />to 28' when located within 50' of the R-1 none and 35' wiKn locatad u least SO' <br />but las tl�n 100' from the R-1 mne. <br />'lt�e proposed maximum buildin� heighb a�e 34' withia SO' a drc R-1 mne (a <br />deviadon of 6'), 36' within SO' -100' of the R-1 mne (a deviatian of 1'), uid 35' <br />over 100' from the R-1 zone (10' leas than the maximum). The <br />minimum dimension of euh open spaa ia 30' for developments oontainin� 20 or <br />more units. The Proposed open sP�oe totals 3682 sqwre feet, divided inoo two <br />areas. The east oprn spacx is 20' wide plus a 20' �back. Dotalin� 40'. The west <br />oprn spaa is 19' wide plus a S' se�ck, ootaling 24•. Refet Oo sheets A100 and <br />A200. <br />The amount of open spaa providad is 682 square feet ova the required amount <br />Because it is divided inW two areas, every dwellin� unit has a view of one of the <br />spaces. The oprn sp� are locaoed whae they :eoeive southan li�ht and allow <br />the unit dxks and intaiors to also get southan exposure. The 30' minimum <br />dimension is unfeasible ba;aase the site itself is nlatively small (120' x 250'). <br />Also, the applicant is pmposing the minimum number of uaits (20) for which W <br />30' minimum dimension is roquired. 'll�ey would rmly need 20' if there were 19 <br />units. Also, sincx the oprn space is adjaant to setbacks, their effective widtlis <br />(40' and 24') are larger than if they were located in the inoaior of the site. <br />3. Parkin� in Front Sdback: <br />The requircd front setback in an R-3 zone is 20'. Section 15.070 smtes that <br />:parldng may not be tocated within any cequirod setback area. Table 35-1 requires <br />Type III landscaping for the minimum setback depth, but also refers to Sxtion <br />35.080 for landscaping reqoirements for off-street padong an�a.t.
