Detailed drawings in accordance �vith Ciry <br />Design :md Construction Standards shall be submitted to the Public Works Department, showing site <br />parking layout, landscaping, utilities, storr.i drainage, temporary construction erosion control, and <br />all required �mprovements m the public right-of-way. Pubhc Works Department approval of these <br />drawings is reyuired prior to any permits being issued. All improvements shall be completed, <br />approved and warranted befom the Occupancy Permit is issued'final approval is granted. <br />2. Full standard half street impro��ements are required to Hollo�v Dale pl., including but not limited <br />to curb, gutrer, side�valks, street widening and drainage control per City Design Standards. <br />3. Parking must be per City Zoning Code and Ciry Design and Construction Standards for <br />Dcvelopment. <br />4. Any grading/fill on this site shall bc done so as to not impact the surrounding properties. <br />5. This project must comply with the current City of Gverett Duilding Code and Sprinkler <br />Ordinance. <br />6. Special charges for connection to the sewer and water systems in accordance �eith Ordinance <br />1998-94 and subsequent revision are applicable. These ctiarges arc based on projected water usage <br />and can he substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br />estimated charges prior to building permit apphcation. The actual charges shall be computed by the <br />Public Works Department per the ordinance m eff�ct at the time and according to the information on <br />the approved plans at the timc of building permit issuance. <br />7. In accordancc with the Ciry of L'verett Traffic Mitigation Ordinance, a Traffic Mitigation fee of <br />� 1,800.00 is rcyuired to be paid prior to thc issuanc:; of buildine permits. <br />8. Appruval of' constructiou plans will reyuire demonstration that all pertinent standards and <br />regulations are nret. <br />9. City strects and allcys arc to be kept clear of dirt and debris �t all times during construction. <br />Dust suppression and street cleaning must occur as directed by thc Public Works Inspector. <br />10. A permit is rcyuired for thc desiination of thc fill. <br />II. Any broken or damaged sidewalk shall be repaircd/replaced per the City Public Works <br />Inspcctor. <br />12. Soil compaction tcsting shall be performeJ throughout the construction of the public street and <br />utilitics. Density curves shall be subnutted to the Public Works Department prior ro permits being <br />issued for any aspcct of the project. All work performed by the geotechnical engineer or testing lab <br />shall be reported direc�lv to the Citv Public Works Inspector before covering �vork car. be continued <br />hy the contractor. Daily reports shall be kept by the soils im�estigatodtester and submitted to the <br />Public Works Inspcctor aithin 24 hours. <br />13. All cxposeJ ground must hc resceded ���ithin 30 days of the completion of construction.
