+ ( <br /> 30. The front building setback must be per the plan approved by the Historic Commission. Side yazd <br /> setback must be a minimum of 5 feet. Front and reaz setbacks shall be as shown on the plans <br /> submitted for SEPA review. Building heighl shaU be a maximum of 24 feet measured to the bottom <br /> of the eaves of the roof. Above the bottom of the eaves, the maximum permitted building height shall <br /> not excecd 45 feet. Building height is measured as the height above the highest point of any public <br /> sidewalk immediately contiguous to the lot or height above the base elevation,whichever is high,:r. <br /> 31. Section 15.100 of the Zoning Code requires that stn�ctural separation between buildings located on <br /> the same lot shall be 10 feet between the first floor of buildings, 20 feet between the second floor of <br /> buildings, and an additional 10 feet for each additional floor. <br /> 32. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br /> the following: <br /> a. Except where the Historic Commission approved modified setbacks for the proposal, a <br /> landscape strip a minimum of]0 feet wide must be provided in the &ont yazd setback area <br /> along the Grand Ave. frontage, except for the driveway. This azea shall be planted with Type <br /> III landscaping. <br /> b. A landscape strip a minimum of 5 feet wi�e must be provided along the north and south <br /> properiy lines. These areas shal? h� planted with Type III landscaping. Landscaping along <br /> interior lot lines where the shared access is located may be waived through the BSP approval. <br /> Except that parking is pertnitted in the setback area when a solid wood fence a minimum of 5 <br /> feet in height above the parking elevation is provided. <br /> c. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planring Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required rockeries and retaining walls, and grading at 2-foot <br /> intervals. Ittigation systems must be provided in all landscaped areas per Section 35.130 of <br /> the Zoning Code. A 2-year maintenance assurance device must be provided for the <br /> landscaping per Section 35.130B of the Zoning Code. <br /> 33. Open Space is not required on the site per the Historic Overlay Design Standards. <br /> 34. On-site recreation facilities must be provided per Section i S.l 10 of the Zoning Code, or the applicant <br /> must make a voluntary payment to the Parks Department per Section 15.OSO.0 of the Zoning Code. <br /> Plans submitted with building pemiits must show calculations for recreation impact per Section <br /> 15.050(1) of the Zoning Code. Prior to the issuance of Building Permits, the Planning Department <br /> must approve a plan for on-site recreation facilities. As part of the building permit application,the <br /> Applicant must submit a recrcation plan including standards and specifications for recreation azeas <br /> and equipment, both inside and outsidc the building, including pictures of proposed equipment. If <br /> sufficient information is not known at time of submittal for building permits, minimum specifications <br /> or examples must be provided. Prior to thc issuance of Building pemiits, the Planning Department <br /> must approve a plan for on-site recreation facilities. <br /> 7� <br />
