After visually viewing the subject property and considering all the facts, <br />it was moved by tor. Russell, seconded by Mr. Berg, apd unanimously carried <br />to grant *:he variance recognizing a variance was previously granted and that <br />the City has vacated twenty (20) feet of 49th to rectify an error made. <br />A hearing was held on the application of Norman Duncan, 2408 6th St, Everett, <br />WA, for a variance from Section 19.15.050, Everett Municipal Code, Yard <br />Requirements, Paragraph A, Front Yard, for permission to construct a single <br />family residence to within ten (10) feet of the front property line rather <br />than the code requirement of twenty (20) feet. <br />Legal Description: Lot 125, Valley View <br />Address: 2917 Panaview Blvd. <br />Zoning: R-1 Single Family Low Density Residence <br />There was no comment or opposition from the audience. <br />After visually viewing the subject property and considering all the facts, <br />it was moved by Mr. Hristiansen, seconded by Mr. Black, and unanimously <br />carried to grant the requested variance in that it meets the requirements <br />for granting jurisdictional variances as set forth in E.M.C. Section 15.04.370, <br />Items a, b, c, & d. <br />A hearing was held on the application of Walter Gemmill, 4231 Thomson, Everett, <br />WA, for a variance from Section 19.08.010, Everett Municipal Code, Land Use, <br />Paragraph B, for permission to front on a public dedicated street for no (0) <br />frontage rather than the code requirement of forty (40) feet on a publicly <br />dedicated street. <br />Applicant proposes access is to be provided by a permanently maintained <br />easement. <br />Legal Description: The westerly 125' of Lot 11, Block 14, Victory Heights <br />Addition <br />Address: Approx. Grand & 43rd St. <br />Zoning: R-1 Single Family Low Density Residence <br />Mr. Gemmill represented himself and mentioned he had owned the property for <br />eleven (11) years. <br />Several of the neighbors were' against the granting of the variance because: <br />1. There are large lots in the area and this would devaluate the <br />property with short platting and the many home; that will be <br />built later. <br />2. Grand Avenue will be the only fronting street and more traffic <br />will create a greater hazard. <br />3. The area is accident prone at this time and needs more street <br />lighting. <br />4. There is no way of knowing how many homes are proposed for <br />future development. <br />
