4. The granting of the variance will not adversely <br />affect the Comprehensive Land Use Plan. <br />A hearing was held on the application of Mr. David Brandvold, <br />4926-27th Avenue, Everett for a variance from Section 15.04.075 <br />E.C.C. (Zoning Ordinance) R-S, Suburban Residential Zone for <br />permission to segregate four (4) lots into eight (8)-building sites <br />with each site to have more than 12,500 sq. ft. of land. Three <br />(3) parcels to have less than 80 ft. of frontage on a public <br />dedicated street. Four (4) (rear) parcels to be served by a <br />proposed sixteen (16) foot easement (driveway). <br />Lots 8, 9, 10, and 11 Darlington Replat Lot 'X'. <br />Also for permission to segrega a one parcel of land into two (2) <br />building sites. Each site to contain approximately 12,160 sq. ft. <br />of land area as opposed to the minimum o:' 12,500 sq. ft. as <br />required by Ordinance No. 3572. Each parcel to have more than <br />the minimum of CO ft. of frontage on a pi.blic dedicated street. <br />Lot 26, Darlington Replat Lot 'X'. <br />Mr. Brandvold added to his application by saying that because of <br />present costs and future expenditures more lots were needed to <br />make the develor.ment economically feasible. <br />There were no further remarks from the aidicnce either for or <br />against Mr. Brandvold's application. <br />Mr. Shockey asked why this had not been replatted instead of a <br />variance requested. Mr. Brandvold responded that this would have <br />been time consuming and expensive. <br />After visually viewing the subject property and considering all <br />the facts it was moved by Mr. Ingram, seconded by Mr. Champion <br />and unanimously carried to postpone a decision on Mr. Brandvold's <br />request until the next regular Board of Adjustment hearing in <br />October 1973. This will allow more time for research and study by <br />both the Board and the applicant. It was suggested that Mr. <br />Brandvold seek alternatives to the plans shown and that the Fire <br />Marshal be consulted regarding the 16 foot roads. <br />
