These are not SEPA <br />conditions. All requirements are preliminary in nature, and are base.�. upon the preliminary site <br />plan and the ordinances in effect at time of submittal for SEPA review. T6e propoeal mu�t <br />comply w�ith a0 ordinances in etTcct at the time a complete buildieg permit application is <br />fded. iocluding t6ote not apecifically �et forth herein. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department <br />for information regarding appeals processes for the: requiremrnts listed in this document. <br />Detailed drawings in accordence with City Design and C�nstruction Standazds shall be <br />submitted to the PubGc Works Department showing site parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion control, and all requited <br />improvements in the public right-of-way. PubGc Works DepartmenC approval of these <br />drawings is required prior to any pemuts being issued. All improvements shall be <br />completed, approved, and warranted before Occupancy pertnits are issued. <br />2. Special charges for connection to the sewer and water systems in accordance with <br />Ordmance 1998-94 and subsa�uent revisions are appGcable. These charges are based on <br />projected water usage and can be substantiel. The Applicant is encouraged to obtain a <br />copy of the ordinence and detertnine estimated chazges prior to building pertrut <br />application. The actual charges shell be computed by the PubGc Works Department per <br />the ordinance in effect at the time of building pertnit issuance. <br />3. Per city standards, surface drainage facilities including wetponds, detention facilities, <br />vegetated swales, and infiltration faciGties shall be located outside the associated buffers of <br />all wetlends, streams, rivers, lakes, or ponds. Wetlands may not be used for detention of <br />stormwater. <br />4. Per ciry standards, a temporary construction chainlink or sofid wooden fence a minimum <br />of four (4) feet high must be placed along the edge of any wetland, stream, lake or slope <br />buffers prior to the initiation of any land alteration activities on the site. (Design and <br />Consttuction Standards and Specifications) <br />If the future use of the site will result in the potential for accidental spills of chemicals, <br />including oils or fuels, to the city's sanitary sewer, an Accidental Spill Prevention Plan will <br />need to be prepared per the directiun of the city of Everett's Industrial Pretreatment <br />Program. <br />All chemicals or products of a hazardous or toxic nature that may be used or stored on the <br />site must be stored under cover and isolated from the stortn drainage system. <br />City Streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />8. Permits must be obtained for all fill removed from the site end placed within the Ciry <br />Limits. <br />
