Detailed drawings in accordence with City Design and C�nstruction Standazds shall be submitted to the PubGc Works Department showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all requited improvements in the public right-of-way. PubGc Works DepartmenC approval of these drawings is required prior to any pemuts being issued. All improvements shall be completed, approved, and warranted before Occupancy pertnits are issued. 2. Special charges for connection to the sewer and water systems in accordance with Ordmance 1998-94 and subsa�uent revisions are appGcable. These charges are based on projected water usage and can be substantiel. The Applicant is encouraged to obtain a copy of the ordinence and detertnine estimated chazges prior to building pertrut application. The actual charges shell be computed by the PubGc Works Department per the ordinance in effect at the time of building pertnit issuance. 3. Per city standards, surface drainage facilities including wetponds, detention facilities, vegetated swales, and infiltration faciGties shall be located outside the associated buffers of all wetlends, streams, rivers, lakes, or ponds. Wetlands may not be used for detention of stormwater. 4. Per ciry standards, a temporary construction chainlink or sofid wooden fence a minimum of four (4) feet high must be placed along the edge of any wetland, stream, lake or slope buffers prior to the initiation of any land alteration activities on the site. (Design and Consttuction Standards and Specifications) If the future use of the site will result in the potential for accidental spills of chemicals, including oils or fuels, to the city's sanitary sewer, an Accidental Spill Prevention Plan will need to be prepared per the directiun of the city of Everett's Industrial Pretreatment Program. All chemicals or products of a hazardous or toxic nature that may be used or stored on the site must be stored under cover and isolated from the stortn drainage system. City Streets are to be kept clear of dirt and debris at all times during the construction. Dust suppression and street cleaning must occur as directed by the Public Works Inspector. 8. Permits must be obtained for all fill removed from the site end placed within the Ciry Limits.
