9. A one-year wazranty is required on the public improvements for an amount not less than <br />10% of the wst of construction and shall run for one year from the date of issuance of the <br />firsz Occupaecy Permit for the project. <br />10. A two-year guazantee is required for private retention/detention or other drainage <br />treatmendabatement facilities serving areas larger than one acre. <br />11. On-site watermain will be staked within an easement to the City. The easement must be <br />submitted to the City prior to the issuance of pertnits. <br />12. As-builts of stortn sewer, sanitary sewer, and water systems must be submitted per City <br />Design and Construction Standards and Specifications. <br />13. Parking must be per City Zoning Code and City Design and Consttuction Standards and <br />Specifications. For the 15,741 square feet of warehouse and shop building proposed, a <br />rtummum of 16 parking stalls are required. A minimum of 1 handicap space must be <br />p� ovided. <br />14. A pedestrian walkway must be installed from the office building to the public sidewalk. <br />Walkways must allow pedestrians and wheelchairs to gain easy access from sidewalks and <br />bus stops to building entrances through the use of paths which are physically separated <br />from vehicle tra�c and maneuvering areas. (See the city's Design and Construction <br />Standards and Speci6cations Manual and Section 39.165 of the Zoning Code. ) <br />15. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br />the Zoning Code. Garbage receptacles, dumpsters, and recycle bins shall be provided in <br />all multiple family, commercial, industrial and institutional developments and shall not be <br />located in a required front yard setback area, or street side setback area for corner lots. <br />All garbage dumpsters and recycle bins must be screened from view from the street and <br />from adjacent properties. This scrcening may be done using dense vegetation or by <br />placing the dumpster or recycle bin in a structural enclosure. <br />16. rvry rockeries or re►sining walls proposed in requ'ved secbacl; areas must be in <br />confortnance with Section 39.150 of the Zoning Code. <br />17. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br />the Zoning Code. <br />18. Building setbacks must be a minimum of 20 feet front yard, one foot for each two feet of <br />building height for the side yard and rear yard. Bui!ding height shall be a maximum of 80 <br />feet. — <br />19. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the following: <br />a. A minimum of 875 square feet of landscaping shall be provided in the interior of <br />the parking lot for the 50 parking stalls. Landscaping must be provided per <br />Section 35.O80E of the Zoning Code. <br />b. Prior to issuance of any pertnits, landscaping plans must be reviewed and approved <br />by the Planning Department per Section 35.100 of the Zoning Code.
