Where soil characteristics are suitable and other site conditions do not preclude their <br />use, roof runoff systems desi3ned and constructed in accordance with City standards <br />should be used to infiltrate :-oof tup runoff to the maximum extent practical. The <br />portion of the roof runoff muted to these systems should be designed so that the <br />volume of water infiltrating into the ground on the site after development matches, as <br />closely as is feasible, the volume of water infiltrating into the ground under existing <br />conditions. <br />9. All runoff an� detention facilities must be designed in accordance with Ciry standards, <br />and should be sized to meet the requirements of all future expansion on the site. <br />10. The developer must contacr the Industrial Pretreatment Division of the Public Works <br />Department to determine if a permit is required prior to application for building <br />permits. <br />If the future use of the sire will result in the potential for aceidental spills of ch2u��ca;c. <br />including oils or fuels, to the city's sanitary sewer, an Accidental Spil! Prevention Plan <br />will need to be prepared per �he direction of the ciry of Everett's Ir.�ustrial <br />Pretreatment Program. <br />I 1. All chemicals or products of a hazardous or toxic nature that may be used or stored on <br />the site must be stored under cover and isolated fzom the storm drainage system. <br />l2. Future uses of the site must comply with all city policies and regulations preventing <br />contamination of surface waters, including ordinance 1750-90, the Surface Water <br />5ystem Ordinance, and subsequent updates to the ordinance. <br />13. Any grading/fill on this site shall be done so as to not impact the surrounding <br />propenies. <br />14. Ciry Streets are to be kept clear of dirt and debris at all times during the construction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspecror. <br />15. All exposed ground must be reseeded within 30 days of the completion of construction. <br />If reseeding is not practical due to weather or seasonal problems, the ground must be <br />covered with mulch as directed by the Ciry Engineer. <br />16. Temporary erosion control measures for construction activity must be operational prior <br />to commencement of any clearing or eanhwork. <br />17. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspector. <br />18. A one-year warranty is required on the p�blic improvements for an amount not less <br />than 10% of the cost of construction and shall run for one year from the date of final <br />approval/issuance of the first Occupancy Permit for the project. <br />l9. A two-year guarantee is required for private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than une acre. <br />?0. On-site watermain will be staked within an easement to the City. The easement must <br />be submitted to the Ciry prior ro the issuance of permits. <br />
