21. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per <br />Ciry Design and Construction Standards and Specificatwns for Development. <br />22. The construction plans must be designed from a site <urvey performed by a licensed <br />State of Washington land surveyor. <br />23. Parking must be per Ciry Zoning Code and City Design and Construction Standards <br />and Specifications. For the 122,500 sf of manufacturing and warehouse proposed, a <br />minimum of 155 parking stalls are required. A minimum oP 6 handicap spaces must be <br />provided. <br />Since all manufacturing activity has associated office space, the office space is counted <br />as part of the manufacturing activity for purposes of parking calculations. Warehouse <br />space associated with manufacturing activrty is also usually counted as manufacturing <br />space, except as in this case, where a large portion of the building will be warehouse. <br />Parking was calculated using 1 for each 600 sf of manufacturing/office space (47,500 <br />s� and 1 for each 1,000 sf of warehouse space (75,000 s�. <br />If the use of the building changes, or if the proportion of warehouse ur manufacturing <br />space changes, additional parking may be required. <br />24. A pedestrian circulation system for the site must be approved by the Planning Director <br />and Traffic Engineer prior to the issuance of any building pertnits. Walkways must <br />allvw pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to <br />building entrances through the use of paths wh�ch are physically separated from vehicle <br />traffic and maneuvering areas. (See the city's Design and Construction Standards and <br />Specifications Manual and Section 39.165 of the Zon►ng Code.) <br />25. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br />of the Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br />multiple family, commercial, industrial, and institutional developments and shall <br />not be located in a required front yard setback area, or street side setback area <br />for corner lots. <br />b. All garbage dumpsters and recycle bins must be screened from view from the <br />street and from adjacent propert�es. This screening may be done using dense <br />vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino <br />Refuse Removal, Inc. at 259-0044 for areas generally north of 112th Street. <br />26. Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 of the Zoning Code. <br />27. Rooftop mechanical equipment, including vents, and mechanical equipment on the <br />facade or exterior of the building must be screened per Sections 39.040 and 27.020A.4 <br />of the Zoning Code . <br />28. Building setbacks must be a minimum of 30 feet front yard, IS feet side yard and IS <br />feet rear yard. Building height shall be a maximum of 120 feet. (A building height of <br />approximately 38 feetis proposed.) <br />
