Fire services must be designed based on the residual water pressure during a peak hour <br />demand event in the summer. This pressure is approximately 95 PSI at Hardeson <br />Road. <br />10. ' ewer: Sewer capacity in the main on Hardeson Road and in Merrill Creek Park.way is <br />limited. The peak sewcr discharge rate into the public sewer system must be less than <br />or equal to 2.78 gallons per minute per acre (4,000 gallons per gross acre per day of <br />instantaneous peak fw�.v). <br />OTHER REQUIREMENTS <br />A Public Works permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public Works <br />Department showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior <br />to any permits being issued. All improvements shall be completed, approved, and <br />warranted before Occupancy E+ermits are issued. <br />2. The developer must contact the City of Everett Public Works Department Pretreatment <br />Section to determine if an Industrial Pretreatment permit is reyuired. Most industrial <br />users will require a permit, including those with non-domestic sewer discharge; storage <br />of chemicals or materials; Floor drains other than required for restrooms or hot water <br />heaters, including floor drains in warehouses; an�+ food preparation areas. Call 257- <br />8240 to determine if a permit is required. <br />3. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revisions are applicable. These charge: are based <br />on projected water usage and can be substantial. The A.pplicant is encouraged to obtain <br />a copy of the ordinance and derermine estimated charges prior to building pertnit <br />application. The actual charges shall be computed by the Public Works Department <br />per the ordinance in effect at the time of building permit issuance. <br />4. Lack of comment on the plans submitted with the application dces not constitute <br />approval ofthese plans. <br />On-site detention is required per city standards. Detention should be calculated for site <br />vegetative conditions prior to the most recent clearing activity on the site. <br />Treatment of srormwater runoff from paved areas must occur, per City Standards, prior <br />ro discharge of the srormwater from the site or to a stream or weUand. Srormwater <br />treatment is currendy required when 5,000 square feet of pavement is created by a <br />project. The preferred options for stormwater treatment are: <br />1) An infiltration basin, if suitable soils exist on the site. <br />2) A wetpond. <br />3) A construcred wetland. <br />All srorniwater facilities must be designed in accordance with riry standards. If none <br />of the above stormwater treatment options are feasible in the opinion of the City's <br />Public Works Department, a biofiltration swale (designed and constructed in <br />accordance with Ciry standards) will be required to treat stormwater runoff. <br />
