29. Landscaping/screening must be provided per the SW Everett Mitigation Decision <br />Document Condition 7 on page 21 and Sections 35 and 27 of the Zoning Code. At a <br />minimum this must include the following: <br />a. Frontape andscan, ing A landscape strip a minimum of 20 feet wide must be <br />provided in the front yard setback area along the Hardeson Road frontage, <br />except for the driveway. This area shall be planted with Type III landscaping. <br />Outdoor parking areas must be separated from the right-of-way by 30 feet of <br />Type III landscaping. (Section 27.020.B.2) <br />In addition, all excess public right-of-way along Hardeson Road must be <br />landscaped to Type III standards. <br />Fences more than 42" high are not pertnitted in front setback areas (30 feet for <br />this site). However, required fencing of the detention pond will be permitted <br />provided it is screened by Type I landscaping. Slats in the fence are not <br />permitted in the setback area. <br />The access to the pond and the overfiow structure are proposed in the <br />required perimeter landscape area. All portions of those structures in the <br />required landscape area must be cons�ructed using grass-crete, geo-grid <br />fabric or a similar hardened surfacing that will allow grass or other <br />groundcovers to grow in the access/overtlow structure. Surfacing must be <br />shown on the landscape plan and the Public Works drawings. <br />The utility structures in the right-of-way must be screened to the extent <br />feasible with shrubs or other landscaping. <br />b. Perimete� Landccao^ng A landscape strip a minimum of 10 feet wide must be <br />provided along the nonh, east and south property lines, except that 15 feet mus! <br />be provided where parking is adjacent to the property line (Section <br />27.020.B.2). These areas shall be planted with Type II landscaping. <br />Landscaping on the slope or tce of the slope adjacent to the north property line <br />must meet this standard, or a landscape modificetion application must be <br />submitted and approved. <br />Landscaping along the east property line shall be a minimum of 25 feet wide <br />and shall be planted in native vegetation per Chapter 37 of the Zoning Code. <br />The native plantings shall also meet the Type II landscaping standards. <br />Perimeter landscaping is not required along the south property line where the <br />joint access is provided. <br />The area between the building and the south property is all loading and truck <br />maneuvering area, except for a small parking area. Therefore, the truck <br />loading and maneuvering landscaping requirements in item c below applies <br />along the entire property line adjacent to the building, rather than the standard <br />perimeter landscaping requirement. <br />c. Truck Loading and Maneuverine Areas Truck loading and maneuvering areas <br />must be screened from the street and adjacent properties by 10 feet of Type II <br />landscaping and an 8 foot high solid sight-obscuring fence.
