Size <br />of landscaped areas and plantings must be provided per Section 35.OSOE of the <br />Zoning Code. Calculations of the area of interior landscaping provided must <br />be shown on the landscape plans submitted for permits. <br />��cinecc Vehiclec Accociated with Wareho�ce Outdoor parking of business <br />vehicles associated with the warehouse activity must be enclosed by an 8 foot <br />high sight-obscuring fence and 15 feet of Type II landscaping outside of the <br />fence (Use Standards Table page 27-07). <br />Outdoor StoraEe Areac Outdoor storage areas must be enclosed by a sight <br />obscuring fence 8 feet in height surrounded by a 10 foot wide IandscapeJ area <br />planted to Type II standards. <br />g. �ildine LandsT_caoine Each building must be surrounded by 15 feet of <br />landscaping, except for loading areas, access to buildings and pedestrian <br />walkways up to 5 feet wide. Landscaping must consist of a mix of evergreen <br />and deciduous trees and shrubs, with lawn or hardy ground cover to cover 75% <br />of the landscape area within two years of planting. <br />Trees shall be spaced at a density of 3 per 1,000 sf of landscaped area. (Section <br />27.020.B.1.) <br />h. SW Everet[ Miti¢ation Decision Doc�ment The landscape plan should <br />demonstrate an attempt to provide at least 75% of the landscaping on the site in <br />native, hybrid native or drought rolerant species (Condition 4 on page 21). <br />Plants with noted habitat or food value for wildlife should be selected whenever <br />possible. Permanent irrigation systems will not be required for areas planted <br />with these types of species. Exotic invasive species must be controlled. <br />English ivy shall not be permitted in landscaped areas (Condition 7 on page 21). <br />Buildine Modulation Modification Approval The applicant has proposed a <br />building modulation modification that is partially based on proposed building <br />landscaping. The approval for the building modulation modification may <br />include aJditional landscape requirements. <br />Landscape Plans Prior to issuance of any permits, landscaping plans must be <br />reviewed and approved by the Planning Department per Section 35.100 of the <br />Zoning Code. The landscaping plan must show location and dimensions of <br />required vegetated swales, wetponds, detention ponds, rockeries and retaining <br />walls, and grading at 2 foot inrervals. Permanent irrigation systems must be <br />provided in alllandscaped areas not containing droughttolerantand/or native <br />species per Section 35.130 of the Zoning Code. Temporary 2 year ircigation <br />systems must be provided in areas containing drought tolerant and/or native <br />species. A 2 year maintenance assurance device must be provided forthe <br />landscaping per Section 35.130B ofthe Zoning Code. <br />Where required landscaping is proposed on steep slopes, the landscape plan <br />should address any special planting and maintenance requirements. <br />
