30. A minimum of 20% of the lot must be provided in open space per Section 27.020.F of <br />the Zoning Code. Calculations for open space areas must be provided on the plans <br />submitted for BuilJing Permits. All of the required open space shall be landscaped, <br />provided in natural open areas, or improved with passive or active recreation facilities. <br />Landscaping in the interior parking areas shall not be counted in meeting this standard. <br />Landscaped portions of the detention/water quality pond may count provided the <br />sides slopes are earth/landscaped and not retaining walls, and that slats are not <br />provided in the Fence to screen the portio.n being counted as open space. <br />Landscaping of these areas must be shown �m the landscape plan. <br />31. Building facade modulation must be provided per Section 27.020.A. of the Zoning <br />Code. An application for alternative building design has been submitted and is being <br />reviewed. <br />32. If any washing or maintenance of business vehicles is proposed on site, the activity <br />must comply with the City's Stormwater and Standards and Specifications Manuals. <br />Permits must be obtained from Public Works. <br />33. This project must comply with the current City of Everett Builo:ig Code and Sprinkler <br />Ordinance. <br />34. Fire Department access is OK as shown on the site plan reviewed. <br />35. When access to or within a structure or an area is unduly difficult because of secured <br />openings or where immediate access is necessary for life saving or tire-fighting <br />purposes, the Fire Department may recommend or reyuire a key box to be installed in <br />an accessible location. A rapid entry system may also be desirable in order to avoid <br />unnecessary damage while making entry to any building during an emergency situation. <br />Please call 257-8123 for funher information. <br />36. Based upon 122,500 square feet of Type V-N, sprinklered construction, the fire tlow <br />requirement is 4,000 GPM. See Condition 9 under the SW Everett Mitigation <br />Decision Document requirements. <br />37. A fire hydrant is required within 200 driving feet, but not doser than 50 feet, of every <br />structure. The locations of hydrants shown on the site plan are acceptable to the Fire <br />Marshal. <br />38. Fire Suppression (Sprinklerl�yctem An approved automatic suppression system shall <br />be provided as required by Ciry Ordinance No. 1902-92, Chapter 16.76 of the Everett <br />Municipal Code. <br />Plans for any such system must be submitted to the Building Department and the <br />Everett Fim Department for examination and approval. Such plans must include plans <br />for the underground mains that will supply the sprinkler system. <br />Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br />Standard 13. Underground piping must be hydrostatically tested and Flushed as <br />established in NFPA Standard 24 for private fire mains. All such tests must be <br />witnessed by a Fire Depanment inspecror.
