INFORMATION FOR D_"�.VELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminarj� <br />site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit <br />application is tiled, including those not specitically set forth herein. (Exception: Por <br />vesting under the Zoning Code, please refer ro Section 44 of the Zoning Code). Contact the <br />Planning Department for �nformation regarding appeals processes for the requirements listed in <br />this document. <br />AGENCIES WITH JURISDICTION <br />A Notice of �unstruction must be obtained from the Puget Sound Air Pollution Control <br />Agency for the manuPacturing activity. <br />APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION <br />DOCUMENT <br />The conditions are not repeated verbatim here. It is important that the project proponent, site <br />construction manager, engineers/architects and future site tenants are familiar with these <br />conditions. (Condition and page numbers refer to the SW Everett Mitigation Decision <br />Document.) <br />1. Transportation: A fee of $101,259.00 must be paid prior to issuance of building <br />permits. (Condition 1 on pages 11 and 12). <br />Note: The proposal was modified after submission of the traffic study. The traffic <br />study addressed a three building proposal on tl�e entire site. 'Phe size of the proposed <br />buildings were iess than curcently proposed. The fee listed in this condition is based <br />upon conswction of only one building, but a building larger than proposed in the <br />traffic smdy. <br />2. The luminaire on Hardeson Road will need ro be relocated at least 10 feet from the <br />edge of the new driveway. <br />Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed for employees at omsire commute mformation centers and near associated <br />walkways. Preferential parking spaces for carpools and vanpools must be provided. <br />Buildings must incorporate bicycle and pedestrian amenities such as lockers, shower <br />rooms, and bicycle stands. (Condition 4 on page 12) <br />q, c�ril�Geologic�lly Hazardo�c Are�e• Mining Sites must comply with DNR <br />reclamauon requirements. In addition, all remediated slopes must be covered with top <br />soil material that will suppon vegetation, jure matting or equivalent; and be revegetated <br />with hydroseeJ, groundcover and shrubs (Condition 7 on page 15 and Condition 1 on <br />page 37). The landscaping plan must show revegetaticn of all mined slopes, including <br />the slope along the north property line, with plantmgs that include shrubs. The species <br />selected should be native/drought te!erant, non-invasrve, require no maintenance, and <br />be self-propagatine. <br />
