.- <br />INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SbPA <br />condirons. All requirements are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in etfect at time of submitial for SEPA review. T6e propoeal <br />must comply with all ordinances in effect at the time a complete buildiug pamit <br />application is flled, including those not speciRcally set forth herein. (Exception: For <br />vesting under the 'Loning Code, please refer to Section 44 of the Zoning Code). Contact the <br />Planning Departrnent for information regarding appcals processes for the requirca�ents listed in <br />this document. <br />APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION <br />DOCU11tENT <br />Transportation <br />1. Traffic Mitigation is $150,900.00 which must be paid prior to issuance of building <br />permits. (SEPA Transportation and Land and Shoreline Use Policies) <br />2. Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed Cor employees at on-site commute information centers and near associated <br />walkways. Preferential parking space locations for carpools and vanpools must be <br />provided on all sites. Buildings must incorporate bicycle and pedestrian amenities <br />such as lockers, shower rooms, and bicycle stands. (SEPA Transportation and Land <br />and 5horeline Use Policies) <br />Earth/Genlogiea!!y Hazardous Areas <br />3. Threshold: Sites designated as geologically hazardous areas may be modified if <br />approved by the Planning Director based upon review of a geotechnical report that <br />shows 1he proposal meets the criteria of Section 37 of the Zoning Code. The report <br />must show that the modi6cations will not create a hazard to the subject properry or <br />surrounding proper�ies. <br />Based upon the Geotechnical Repon by Earth Consultants, inc., dated July 16, 1998, <br />the Planning Director issued a decision allowing paving to extend to the tce of the <br />slope. All buildings must be setback 25 feet from the tce of the slope. See the <br />attached REVI decision. <br />Grading/filling on-site shall not adversely affect adjoining sites. (SEPA Earth and <br />Water Policies) <br />Clearing limits shall be staked, flagged, and/or fenced off prior to initiation of any <br />clearing or land alteration activities as approved by the Engineering and Public Services <br />Inspector.
