�- <br />LANDSCAPE MODIFICATION <br />SEAWAY TRACT 2, L01'S 1 AND 2 <br />(REVQ N24-98) <br />Augwt 27, 1998 <br />� <br />Findingy: The City of Everett Planning Depanment received an application from you to allow a"modificetion of <br />landscape requircments" for required perimeter lot line landscaping. The request is to eliminate rcquircd perimeter <br />lot line landscaping between Lots I and 2 to allow for shared truck loading and maneuvering betwttn the lots. Per <br />previous approvals, the rcquired landscaping along the Iot line is 10 (eet o( Type II landscsping along each side of <br />the lot line. <br />Section 35.070 of the Zoning Code allows the Planning Director to authorize a reduced width of planting or waive <br />some or all of the landscaping requircments wher. one or morc specific canditions are met, including the following: <br />When rhe applicnnt proposes an alrernarrve merhod ojfandscaping rhar would uchicwe Ihe intent and purpose ojthe <br />rryuired landscuping and which rhe Direcmr derermirres ro pmvide superior quality rhmugh rhe use � jnative <br />regerution exis�ing on-sire, prrservation aJ'grov�s nJtrees, prescrvarion ojKrdnndr and/cr N il�lfi(c hahiraR <br />increasing perimeter landscnpe wiJlh in svaregic place.r, providing unique jnca! pniner ojinleresr, or through orher <br />nieanr. <br />The applicant proposes to provide an altemative method of landscaping, including <br />• provision of largc planting areas at the east end of the buildings to help screen loading and maneuvering areas <br />• an additional 10 feet of landscaping would be provided outside the required 60 (oot stream corridor and buffer, <br />with the portion located between the two buildings planted with 10-12 foot tall cedar trees at approximately 8- <br />10 feet on center. <br />Conclusions: In combination with the existing 60 foot wide stream corridor, the proposed landscaping would <br />help to screen the interior lot line, while allowing joinl loading and maneuvcring areas behveen Lots I and 2. In <br />addition, the 10 feet of landscaping added to �he s�ream corriAor will provide ad�ilional buffer and hebitat area <br />along the strcam. <br />Decision: The City o( Everett Planning Director hereby GRANTS approval of the request to allow e modification <br />of landscape requirements far the Seaway Tract 2, Lots I and 2 proposal. Perimeter landuaping is not required <br />along the in�erior lot line between Lots I and 2. Landscaping must be provided per the areas shown on the Tried <br />Associates Planting Concept Plan dated July I5, 1998 , In addition native species must be planted in the rest of the <br />10 (oot landscape corridor �aest of the existing sveam corridor. <br />1'aul A Ro ens, Directo�� <br />This decision is appealablc to the Hcaring Examiner. All appeals must be filed with thc officc of the Hearing <br />Examiner within 14 calendar days from ihe datc of this Ict�er. All appeals shall h� on forms provided by the <br />Planning and Communiry Dcvelopment llepartment, and shall include a detailed explana[ion stating the reason for <br />thc appeal. There is a 5100 appeal fee. <br />Note: This projcct was give a Review Process 11 file number. However, landscape modification decisions arc <br />Review Process 1 per Ordinance 2136-96.
