result from the development. The crossing of the stream will not be <br />disruptive to the sensitive nature of the stream. (Exhibit 1) <br />13. Landscaping and screening will be provided pursuant to the <br />requirements of the Everett Zoning Code. The stream and buffer along <br />the site's frontage provide significant landscaping for the site. The slope <br />along the westem portion of the site wili be landscaped pursuant to <br />previous permits. Adequate landscaping will be provided to the site. <br />(Exhibit 1) <br />14. With the exception of construction activity, no significant and undesirable <br />impacts will result. The generation of nuisance irritants, such as noise, <br />smoke, dust, odor, glare, visual blight, or other impacts will not be <br />present after construction. (Exhibit 1) <br />15. The proposal is consistent with the 5.1, Heavy Industrial designation as <br />set forth in the Everett General Plan. It will be designed to promote easy <br />access for employees using public transit; will minimize impacts on <br />suRounding uses; and will not create potential land use conflicts with <br />other uses in the area. (Exhibit 1) <br />16. Although the City of Everett's Zoning Code encourages govemmental <br />offices to be located in the Central Business District, this location for the <br />proposed administrative offices would not be practical. Because of the <br />nature of the transit service and the need for constant communication <br />between administrative personnel and field personnel, easy accessibility <br />must be provided to the maintenance and bus storage areas. To locate <br />the administrative o�ces in downtown Everett would be contrary to this <br />need and would not serve public purpose. (Cunningham testimony) <br />17. All regulations pertaining to zoning and the Comprehensive Plan have <br />been reviewed and are satisfied by the proposal. <br />18. The site is located along an Everett transit route with the nearest bus <br />stop adjacent to the site in front cf the Overall Laundry facility. The City <br />is requiring that a new bus stop ua installed at the Hardeson Road <br />frontage which will include a bus shelter, bench, and concrete pad that <br />satisfies City of Everett's Standards and Specifications. (Exhibit 1) <br />19. The Applicant is participating in a Commute Trip Reduction on a <br />voluntary basis. These include encouraging employees to ride share, <br />5 <br />
