INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA <br />conditions. All requirements are preliminary in nature, and are based upon the preliminary <br />site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must rnmply with all ordinances in effect at the time a complete building permit <br />application is tiled, including those not specitically set forth herein. (Excepuon: For <br />vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). Contact the <br />Planning DepaRment for mformation regarding appeals processes for the requirements listed in <br />this document. <br />AGENCIES WITH JURISDICTION <br />1. A Hydraulics Project Approval (HPA) from the State Deparnnent of Fisheries or <br />Wildlife may be required for this project if utility crossings of Menill and Ring Creek <br />are required. <br />CONDITIONS FROM SW EVERETT MITIGATION DECISION DOCUMENT <br />The conditions are not repeated verbatim here. It is important that the project proponent, site <br />construction manager, eng�neers/architects and future site tenants are familiar wrth these <br />conditions. (Condition and page numbers refer to che SW Everett Mitigation Decision <br />Document.) <br />, ��; Per the approved traffic study, a fee of $47,282.00 must be paid prior <br />to issuance of building permits. (Condition 1 on pages 11 and 12). <br />� The subject property is served by Everett Transit. To encourage transit use, the <br />developer must prov�de the followmg transit support facilities on the Hardeson Road <br />frontage: a bus shelter, bench, and concrete pad to City of Everett standards and <br />specifications. This shelter improvement was suggested as a possible improvement by <br />the developer in the SEPA checklist and is in addition to the shelter that was provided <br />along the Hardeson Road frontage by che developer in accordanee with the previous <br />SEPA review (13-96). Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed for employees at on-site commute mformation centers and near associated <br />walkways. Preferential parking spaces for carpools and vanpools must be provided. <br />Buildings must incocporate bicycle ancl pedestrian amenities such as lockers, shower <br />rooms, and bicycle stands. (Condition 4 on page 12) <br />4, �rch! .radine: A construction management plan must be reviewed and approved prior <br />to issuance of permits. The plan must include implementation of best management <br />practices to control erosion both during and after construction, including compliance <br />with the City of EveretYs Design and Construction Standards and Specifications <br />Manual and the Stormwater Management Manual. The plan shall include a <br />construction schedule for any work within 50 feet of the stream buffer, status update <br />reporting requirements, and contingency provisions to become effective if the schedule <br />is not met. (Condition 1 on pages 14 and 15). <br />
