Public Wacer Su�lies: A fire Flow of 2,000-2,250 gpm is required for the proposal. <br />The water system for this site must be designed based upon an available water pressure <br />of 70 psi and a 10 psi pressure fluctuation. <br />10. Sewer: The peak sewer discharge from this site must be limited to 2.78 gallons per <br />minute per acre (4,000 gallons per gross acre per day of instantaneous peak tlow). <br />OTHER REQUIREMENTS <br />A Public Works Permit is required for this project. Detailed drawings in accordance <br />with City Design and Construction Standards shall be submitted to the Public Works <br />Department showing site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these drawings is required prior <br />to any permits being issued. All improvements shall be completed, approved, and <br />wananted before Occupancy permits are issued. <br />2. Any grading/fill on this site shall be done so as to not impact the sunounding <br />properties. <br />3. This project must comply with the current City of Everett Building Code and Sprinkler <br />Ordinance. <br />4. City Streets are to be kept clear of dirt and debris at all times during the wnsttvction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />5. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1998-94 and subsequent revisions are applicable. These charges are based <br />on projected water usage and can be substantial. The Applicant is encouraged to obtain <br />a copy of the ordinance and determine estimated charges prior to building permit <br />applicanon. The actual charges shall be computed by the Public Works Department <br />per the ordinance in effect at the time of building permit issuance. <br />6. A one-year warranty is required on the public improvements for an amount not tess <br />than 10% of the cost of construction and shall run for one year from the date of final <br />approval/issuance of the first Occupancy Permit. <br />On-site watermain will be staked within an easement to the City. The easement must <br />be submitted to the City prior to the issuance of permits. <br />As-builts of storm sewer, sanitary sewer, and water systems must be submitted per <br />City Design and Construction Standards and Specifications. <br />9. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspector. <br />10. If the proposed fill is intended to support structures at a later date, the fill shall be , <br />placed in accordance with Chapter 70 of the Uniform Building Code. Should the <br />applicant not wish to construct a fill intended to support a structure at a later date, the <br />applicant will be required to submit a letter to the City so stating. The letter will be <br />recorded against the property. <br />
