15. Rooftop mechanical equipment, including vents, must be scrcened per Section 39.040 <br />of the Zoning Code. <br />16. Building setbacks and parking requirements shall be determined in the Special Property <br />IIse permit. Parking must be per Ciry Zoning Code and City Design and Constmcnon <br />Standards for Development. <br />17. L.andscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the followmg: <br />a. Perimeterlandscaping and hillside landscaping must be provided perthe <br />previous approvals (BSP �Y1-90, SEPA N30-90, SEPA #13-96). <br />b. A minimum of 2,962 square feet of landscaping shall be provided in the <br />interior of the parking lot for the 92 parking stalls proposed. Landscaping must <br />be provided per Section 35.O80E of the Zon�ng Code. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Departrnent per Secnon 35.100 of the Zoning Code. <br />The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading <br />at 2 foot inte�vals. A 2 year mamtenance assurance device must be provided for <br />the landscaping per Section 35.130B of the Zoning Code. <br />1R. EiLe.F141�t - Based upon 26,000 square feet of Type V-N, sprinklered construction, the <br />fire flow requirement is 2,000-2,250 GPM. <br />19. Hy�i3ut� - Two available hydranu are required. They shall be locaten within 200 <br />driving feet, but not closer than 50 feet, of every structure. The location of the <br />hydrants must be approved by the Fire Marshal. <br />20. Firg:s�reccion (,Spri �n I r�� cyc�t _m - An approved automatic suppression system shall <br />be provided as requir�d by City Ordtnance No. 1902-92, Chapter 16.76 of the Everett <br />Municipal Code. <br />Plans for any such system must be submitted to the Buiiding Department and the <br />Everett Fire Department for examination and approval. Such plans must include plans <br />for the underground mains that will supply the sprmkler system. <br />Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br />Standard 13. Underground pipmg must be hydrostatically tested and flushed as <br />established in NFPA Standard 24 for private fire mains. All such tests must be <br />witnessed by a Fire Department inspector. Fire Al�rm Sycrem - An approved automatic fire detection system shall be provided as <br />required by City Ordinance No. 1902-92, Chapter 16.76 of the Everett Mumc�pal <br />Code. <br />
