The parking <br />analysis shows that 61 parking stalls would be required to meet peak demand. The applicant <br />would provide 92 parking stalls. <br />Conclusions: The City's Traffic Engineer has reviewed the parking analysis and deterrt►ined that <br />adequate parking will be available on the site. <br />5. CompatibWty ot proposed structures and improvmxnts with sucrounding propetYks, <br />including the size, height, locadon, setback and arrangement of all proposed buildines aad <br />faciliNes, especially as they relate to Ught and shadow impacts on morc sensidve lrnd uses <br />and less intensive zones. <br />Finding:. The sire is designated for heavy manufacturing use. The applicant stated that the <br />building will be of concrete tilt-up const�uction, designed to match and blend with the existing <br />on-site buildings and other buiidings in the area. Approzimately 26,000 sf and two stories high, <br />the buildings will not block views or create shadow impacts on any surrounding propenies. <br />Conclusion: The proposed addition will not adversely impact the surrounding properties. <br />6. The number, size and lacation of si�s, especialiy n they relate to more semkive land uses. <br />Fiodings: Both the bus operations faciliry and the administrative offices fall under Sign <br />Category C in the Zoning Code. One free standing sign is pe�mitted per lot. The Communiry <br />Transit facilities are on two lou. Therefore, a total of two freestanding signs are petmitted. The <br />applicant proposes to install one concrete monument sign similar to the existing sign on the <br />northem CT lot. The sign would be located on the east side of the bridge access and would be lit <br />from the front. No other signs, aside from intemal circulation and parking signs, att proposed. <br />Conclusions: A sign permit must be submitted and approved. All signs must comply with the <br />requirements of Sign Caregory C. <br />7. The landscaping, buffeting and screening of buildings, parkiog, loading and storoge areas, <br />especially ac they relate to more sensitive land uses. <br />Findings: The Merrill Creek stream and buffer along the site's frontage provides a significant <br />landscape treatrnent on the site. In addition, the slope along the westem portion of the site will <br />be landscaped per previous permits. The area of the site proposed for const�uction curtently is <br />paved with asphalt and has light standards. Lardscaping occurs along the edges of the paving. <br />As pan of the current proposal, additional landscaping will be installed in the parking area, along <br />u�alkways and around the building. No external storage or loading areas aze proposed. The <br />dumpster would be located to the back of the building and would be screened per Ciry standards. <br />HVAC and rookop equipment would also be screened per Ciry standards. <br />Conclusion: Landscaping and screening must be provided per Zoning Code standards. 7trc <br />proposal will not adversely impact s�rrounding properties. <br />3 <br />
