Similu to the existing CT building, the proposed &cility will be <br />located close to Hardeson Road for easy pedestrian access. There is enough wrplus area on <br />the site, that the building will not be located close to adjacent properties or Iand uses. <br />6. The number, �ize and locations of signs, especially �s they rel�te to norc �eroitive land <br />asa. <br />CT would like to install one concrete monument sign similar to the existing sign ac the north <br />end of the site. The sign would be located on the east side of the bridge access. This sign <br />would be lit from the front (at ground level) and would blend with the exterior coloring of the <br />building. No other signs, aside from intemal circulation and parkir.g signs, are proposed. <br />7. The land�caping, bufkring and screening of building�, parkin�, loading and storage <br />arca�, eapecially as they rclate to morc sensitive land uses. <br />Currently the area of the site proposed for construction exists of asphalt and light standards <br />with landscaping around the exterior. With the new building, additional landscaping would be <br />installed in the parking area, along walkways, and around the building. Landscaping would <br />blend with the existing plantings on the north end of the site. No external storage or loading <br />areas are proposed. The dumpster would be located to the back of the building and would be <br />screened per City standards. HV,�C and rooftop equipment would also be screened per City <br />standards. <br />E. The genention of ouisance irritants such �s noise, smoke, dust, odor, �lare, visual <br />blight or unde�inble imp�cts. <br />The proposed use would generate little, if any, nuisance irritants. <br />9. Consistency with the goels and policies of the Everett General Plan for the �rea and <br />land use deaignation in which the property is locnted. <br />The facility provides s��.pport for the eristing maintenance and operations of CT's bus fleet. <br />i'his use is consistent with the goals and policies of the Everett General Plan. The proposal <br />stays within the thresholds set forth in the Southwest Everett Subarea Plan Mitigation <br />Decision Document. <br />10. Compliance with the provisions of this Ordinnnce and other City, State, artd FederAl <br />regulations. <br />The faciliry will continue to comply with all City, State, and Federal requirements. <br />11. Accessibility to public tr�nsit s►nd tral'lic reduction measures proposed by the applicant <br />to reduce dependence of the proposed use on the automobile. <br />The site is located along an Everett Transit route, with the nearest bus stop adjacent to the <br />site in front of Overall Laundry. If necessary, and additional bus shelter can be installed along <br />CT's frontage. CT maintains an aggressive Transportation Demand Management program - <br />over 25% of CT's administrative employees share rides to work.
