15. Rooftop mqChanical equipment, including venu, must be scraned per Scction 39.040 <br />of the Zoning Code. <br />16. Building setbacks and parking rcquircments shall be determined in the Special Propetty <br />Use pertnit. Parking must be per Ciry Zoning Code and Ciry Design and Constnution <br />Standards for Developmer.:. <br />17, Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the followmg: <br />a. Perimeter landscaping and hillside landscaping must be provided per the <br />previous approvals (BSP M1-90, SEPA �M30-90, SEPA X13-96). <br />b. A minimum of 2,962 square feet of landscaping shall be provided in the <br />interior of the parking lot for the 92 parking stalls proposed. Landscaping must <br />be provided per Section 35.080E of the Zomng Code. <br />c. Prior to issuance of any pecmits, lacdscaping Plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning Code. <br />T[x landscapmg plan must show location and dimensions of required vegetated <br />swales, wetponds, detention po�s, rockeries ud rctaining walls, and grading <br />at 2 foot intervals. A 2 year ma►ntenance assurac�ce device must be provided for <br />the landscaping per Section 35.130B of the Zoning Code. <br />lg. Fire Flow - Based upon 26,000 square fcet of Type V-N, sprinklered constn►ction, the <br />fire flow requirement is 2,000-2,250 GPM. <br />19. Hy�[Hats • Two available hydrants are required. They shall be located within 200 <br />driving feet, but not closer than 50 feet, of every swcture. Tlx location of the <br />hydrants must be approved by the Fire Marshal. <br />Zp, Fire Suooression (. 'n�i r1 cystem - An approved automatic supprcssion system shall <br />be provided as required by Ciry Ordinance No. 1902-92, Chapter 16.76 of the Everett <br />Municipal Code. <br />Plans for any such system must be submitted to the Building Department and the <br />Everett Fire Department for examination and approval. Such plans must include plans <br />for [he u�erground mains that will supply the spnnkler system. <br />Above ground sprinkler piping must be hydrostatically tested as established in NFPA <br />Standard 13. Underground pipmg must be hydrostatically tested and flushed as <br />established in NFPA Standard 24 for private fire mains. All such tests must be <br />witnesscd by a Fire Department inspactor.
