C <br />Cr <br />4. T6e provision of adequate ofF-street parl�in�, on-sitr circulatlon, and site acoess, <br />Findings: A parking analysis was completed by the applicant (Exhibit 6). The parking <br />analysis shows that 61 parking stalls would be required to mat peak demand. The applicant <br />would provide 92 parking stalls. <br />Conclusioac: The Ciry's Tra�c Engineer has reviewed the parking analysis and determined that <br />adequate parking will be available on the site. <br />S. CompeNbility of proposed structures and improvements with surrounding propetties, <br />including the size, heig6t, locatlon, setback and arrangement oF all proposed buildiogs and <br />facilities, especially ag they relate to lig6t and s6adow impacb on more sensitive land uses <br />and less intensive zones. <br />Finding:. The site is designated for heavy manufacturing use. The applicant stated that the <br />building will be of concrete tiit-up const�uction, designed to match and blend with the existing <br />on-site buildings and other buildings in the area. Approximately 26,000 sf and two stories high, <br />the buildings will not block views or create shadow impac[s on any surcounding properties. <br />Conclusion: The proposed addition will not adversely impact the surrounding properties. <br />6. The number, size and locadon of signs, especially ag they relate to more sensitive land uses. <br />Fiadings: Both the bus operations facility and the administrative offices fall under Sign <br />Category C in the Zoning Code. One ftee standing sign is pertrtined per lot. The Communiry <br />1'ransit facilities are on nvo lots. Therefore, a total of two fteestanding signs are permitted. The <br />applicant proposes �to install one concrete monument sign similar to the existing sign on the <br />notthern CT lot. The sign would be located on the east side of the bridge access and would be lit <br />from the front. No other signs, aside from internal circulation and parking signs, are proposed. <br />Conclusions: A sign permit must be submitted and approved. All signs must comply with the <br />requirements of Sign Category C. <br />The landscaping, buRering and screening of buildings, parking, loeding and storage areac, <br />especially as they relate to more seositive land uses. <br />Findings: The Merrill Creek stream and buffer along �he site's frontage provides a significant <br />landscape treatment on [he site. In addition, the slope along the westem pottion of the site will <br />be landscaped per previous permits. The area of the site proposed for construction curcently is <br />paved with asphalt and has light standards. I.andscaping occurs along the edges of the paving. <br />As part of the cunent proposal, additional landscaping will be installed in the parking area, along <br />walkways and around the building. No external storage or loading areas are proposed. The <br />dumpster would be located to the back of the building and would be scteened per City standards. <br />HVAC and rookop equipment would also be screened per City standards. <br />Conclusion: Landscaping and screening must be provided per Zoning Code standards. The <br />proposal will not adversely impact surrounding properties. <br />3 <br />
