15. Tra�c mitigation fee for this site is $29,174.00, which r.iust be paid prior to building <br />permit issuance. <br />16. Treatment of storm water runoff from paved areas must occur, per City standazds, prior to <br />discharge of the storm water from the site or to a stream or wetland. Storm water treatment <br />is currently required when 5,000 square feet of pavement is created by a project. <br />The options for storm water treatment are: <br />a) an infiltration basin, if suitable soils exist on the site <br />b) a wetpond <br />c) a constructed wetland <br />All stortn water facilities shall be designed in accordance with Ciry standards. If none of <br />the above stortn water treatment option� are feasible, in the opinion of the City's Public <br />Works Depanment, a biofiltration swale (designed and wnstructed in accordance with City <br />standards) will be required to treat storm water runoff: <br />If the fuwre use of the site will result in the potential for accidental spills of chemicals to <br />the City's sanitary sewer, including oils or fuels, an Accidental Spill Prevention Plan shall <br />be required per the direction of the Industrial Pretreatment Program. <br />All chemicals or products of a hazardous or toxic nature that may be used or stored on the <br />site must be stored under cover and isolated from the storm drainage system. <br />If vehicles or equipment will be washed and/or steam cleaned on this site, a designated <br />wash area must be provided for these activities. The area must be covered, paved with <br />Portland cement concrete, hydrologically isolated from the storm drainage system, and <br />must drain to the sanitary sewer through a baffle-type oil/water separator. A discharge <br />autliorization from the City's Industrial Pretreatment Program may be required for the <br />connection to the sanitary sewer. Wastewater fr>m washing operatious may not be <br />discharged to the storm system. <br />17. All water quality enhancing facilities must be designed in accordance with ciry standards, <br />and should be sized to meet the requirements of all future expansion on the site. <br />18. Pemiits must be obtained for all fill removed from the site and placed within the City <br />Limits. <br />19. Parking must be per City Zoning Code and City Design and Construction Standazds and <br />Spccifications. For the 31,320 of manufacturing use proposed, a minimum of 52 pazking <br />stalls are required. If the use is changed to primarily office a mm�mum of 78 parking <br />spaces is required. The applicant proposes to construct 79 parking spaces. A mmimum of <br />4 handicap spaces nwst Ue provided. One of the handicap parking spaces must be designed <br />to accommodatc vans. <br />
