20. Walkways must be �rovided frorr� Hardeson Road to the building. A pedestrian ci�ulation <br />system for the site must be approved by the Planning Director and Traffic Engineer prior to <br />the issuance of any building permits. Walkways must allow pedestrians and whcelcha�rs to <br />gain easy access from sidewalks and bus stops to building entrances through the use of <br />paths wh�ch aze physically separated from vehicle tra�c and maneuvering areas. (See the <br />city's Design and Construction Standards and Specifications n4anual and Section 39.165 of <br />the Zoning Code.) � <br />21. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br />the Zoning Code as follows: <br />a. Gazbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, mdustnal, and institutional developments and shall not be <br />located in a required front yazd setback area, or street side setback area for corner lots. <br />Where an alley abuts a lot, the garbage receptacles, dutnpster, or rec)�cle bin shall be <br />located adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the street <br />and from adjacent properties. This screening may be done using dense vegetation or <br />by placing the dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubat�no Refuse <br />Removal, Inc. at 259-0044 for areas generally north of 112th Street. For are:u east of <br />I-5 from Valley View south, contact Waste Management NoRhwest, Inc. at 337-1197. <br />22, My rockeries or retaining walls proposed in requirPd setback areas must be in conformance <br />with Section 39.150 of the Zoning Code. <br />23. RooRop mechanical equipment, including vents, must bc sci�eened per Section 39.040 of <br />the Zoning Code. <br />24. Building setbacks must be a minimum of 20 feet along both Hazdeson Road and 75'h Street <br />SW. The building must must be set back 10 feet from the adjoining parcels. Building <br />height shall be a maximum of 80 feet. <br />25. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the Collowing: <br />a. A landscape strip a minimum of 20 feet wide must be provided adjacent to Hazdeson <br />Road and 75'h Street SW, except for the driveway. This azea shall be planted with <br />Type III landscaping. <br />b. A landscape strip a minimum of 10 feet wide must be provided along the west and <br />north property lines. Tliis area shall be planted with Type III landscapmg. <br />c. A minimum of 31.3 square feet per parking stall provided, or 2,473 squaze feet of <br />landscaping shall be provided in the mterior of the pazking lot for the 79 parking stalls. <br />Landscaping must be provided per Section 35.080E of the Zoning Code. <br />Z�� <br />
