The project proponent has agreed to comply with the SW Everett Subarea Plan Mitigation <br />Decision Document. The project is 6ereby designated a Plaoned Actlon pursuant to RCW <br />43.21C.031(2)(a) and City of Everett Ordinance No. 2213-97. A SEPA threshold determination <br />is not required for this proposal per 43.21 C.031 RCW. These aze not SEPA <br />conditions. All requirements are preliminary in nature, and aze based upon the preliminazy site <br />plan and the ordinances in effect at time of submittal for SEPA review. The proposal mast <br />comply wit6 all ordinances in effect at the time a complete building permit application is <br />filed, iocluding those not specifically set forth hereio. (Exception: For vesting under the <br />Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Depa�tment <br />for information regarding appeals processes for the requirements listed in this document. <br />AGENCIES WITH JURISDICTION <br />A Hydraulics Project Appro��al (HPA) from the State Department of Fisheries or Wildlife <br />may be required for this project due to discharge of stormwater to a Merrill and Rin$ <br />Creek. A copy of the HPA or a letter from the Department of Fisheries or Wildlife <br />stating that an HPA is not needed should be included along with the plans for Public <br />Works review. Note: More st�ingent detention and water treatment requirements than <br />the City would impose may Ue placed on the project as a condition of the HPA. <br />
