APPLICABLE CONDITIONS FROM SW EVERETT MITIGATION DECISION <br />DOCUMENT <br />Section 1: LAND USE <br />1.1 Thresholds <br />5. Rockcries and retaining �valls greater than 4 feet in height and 40 feet ir; length that aze <br />visible from adjacent properties or public right of way shall be substantitlly screened with <br />landscaping or architecturally designed and landscaped to break up the appeazance of <br />length/height in a mar�er approved by the Planning Director. Rockeries and retaining walls <br />within required landscape areas shall not be counted in the required landscaping width. <br />(SEPA Land and Shoreline Use Policies) <br />Section 2: TRANSPORTATION <br />2.1 Threshold <br />Any development that excceds 30 peak hour trips per net developable acre must coriplete <br />additional traffic analysis. (This is 2 times the average PM peak hour trips per acre projected.) <br />Net de�•elopable acres is the area of the site minus environmentally sensitive azeas. <br />2.3 Mifigation Measures <br />l. All d�:velopment must pay a fee of $1,006.00 per PM peak hour trip to fund system-wide <br />transportation improvements. See Condition No. 15 under Other Requirements for the <br />specific transportation mitigation fee un this project. <br />Unless othenvise approved by the City Tra�c Engineer, each development must submit a <br />design traffic study that analyzes access capacity, site-specific safety issues, and site-specific <br />construction impacts. The Tra�c Engineer will use this study to set the design criteria that <br />will a�+ply to development proposals. Improvements necessary for safe and adeq�ate access <br />to a site are the responsibility of the developer, including traffic signals and roadways <br />installed to provide direct access to a site. Facilities such as bus stops and shelters may also <br />be required. Decisions by the Traffic Engineer may be appealed to the Hearing Examiner. <br />(SEPA Transpo�tation and Land and Shoreline Use Policies) <br />3. Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed for employees at on-site commute information centers and near associated <br />�valkways. Preferential pazking space locations for carpools and vanpools must be provided <br />on all sites. Buildings must incorpo:ate bicycle and pedestrian amenities such as lockers, <br />shower rooms, and bicycle stands.
