Utility construction under Hardeson may commence immediately following
plan review for the utilities. lt is recommended that application for extension
, of utilities be submitted as soon as possible, to avoid conflict with the L.I.D.
f., A U: currently in progress. A separate application for this improvement is strongly
G v recommended.
,r..
10. Our review indicates that the wester ly driveway s hou d b e a t l e a s t 3 0 f e e t,
but a maximum of 35 feet in width to accommodate Lucl< traffic. The internal
circulation on the east side of the structure does not appear to be adequate
to accommodate 50 foot wheel base trucks; it appears that a 40 foot wheel
base truck will have difficulty.
The eastern driveway should be relocated 20 feet farther to the east to accommodate
truck traffic. The enclosed template is for your reference.
I1. A pre-plan submittal meeting is required on the civil engineering portion of
this project. Such meeting is to be arranged by the applicant and will include
applicant's design engineers and architects, project coordinator, representatives
from City Plannning staff, Don Czerwinski of the Public Works staff, and the
Public Vlorks Coordinator.
AMEND CHECKLIST AS FOLLOWS:
II-13 b, d, and f- change to yes.
INFORMAI'ION FOR DEVC•LOPER:
1. A fire hydrant is required within 200 driving feet but not closer than 50 feet
of every structure.
2. Domestic water service can be provided by the 16" main on Hardeson Road.
For fire service, a looped system will probably be required.
CG:is
Enclosure

 .. .._. __I
