Potential Standards for Development — Providence Hospital <br />Process: The City will use Review Process II for permitting of construction and site <br />work. <br />Future Studies: Future studies will be required for traffic, parking and others as <br />necessary. <br />Relationship to the surrounding residential area: <br />Intent: To promote a positive environment around the hospital that encourages <br />and supports the residential character of the neighborhood. <br />Guidelines: <br />• Hospital buildings should have clear and visible pedestrian access. <br />• Buildings adjacent to the residential areas should be designed so they are <br />sensitive to the residential area by using consistent material, color and massing <br />of the existing medical office building. <br />• Trash areas and loading dock(s) should not be wide open and visible from the <br />street and residential area. They should be screened by a combination of <br />masonry walls, landscaping and trellises. <br />• All garbage bins shall be equipped with rubber lids to reduce noise impact on <br />adjacent residential areas. <br />• All mechanical equipment shall be located within the buildings with sound <br />buffering to reduce noise impacts. <br />Parking Standard: The parking standard shall be determined by a parking study which <br />reviews the types of uses, square footages of buildings, parking provided, staffing levels <br />and other factors determined by the City Engineer and Planning Director. <br />Height: <br />Intent: To encourage the hospital design to be efficient in its use of land while <br />stepping back buildings from residential use areas. <br />Guidelines: The maximum height of buildings in the center of the site will be <br />175 ft. The buildings will be stepped back from Oakes, 14th Street, Wetmore, <br />Colby, and 13th Street from Colby to Wetmore. <br />14 <br />
