Setbacks: No setbacks. (This is the current setback for the existing medical office <br />building, garage and hospital). <br />Curb cuts: <br />Intent: To maintain continuous uninterrupted sidewalks by minimizing the impact <br />of driveways. <br />Guidelines: <br />Access should be taken from alleys where feasible. Curb cuts for driveway <br />entrances shall be located no closer than 100 feet apart. Sidewalk patterns shall <br />carry across the driveways. Consolidate vehicular driveways. Cancer Center <br />and related parking vehicle access shall be taken from 13th Street only. There <br />should be no curb cuts on Oakes. <br />Parking lots — screening and landscaping: <br />Intent: To reduce the visual impact of parking lots and define pedestrian and <br />vehicular circulation. <br />Guidelines: Trees should be used to break up large surface parking areas at one <br />tree per four parking stalls. Trellises, low decorative walls (max 30" high) or <br />raised planters should be used to screen parking lots from adjacent streets and <br />walkways. Wheel stops shall be used to prevent vehicles from overhanging into <br />planting areas. Parking lots will provide Type III landscaping along the street <br />frontage. The landscape planting areas between the sidewalk and the parking lot <br />shall be 10 feet wide. Up to half of the width of the plant bed may be placed in <br />the public Right of Way with permission of the City. <br />Site access: <br />Intent: To provide clear and safe pedestrian and vehicular circulation. <br />Guidelines: <br />Both vehicular and pedestrian access points should be clearly visible from <br />adjacent streets. <br />Vehicular access onto the site will be provided from 13th, 14th and Rockefeller <br />Avenue. <br />Entrances shall be prioritized as: <br />1. Main Entrance — 13th Street to and from Broadway Avenue. <br />2. Secondary — 13th Street to and from Colby Avenue. <br />3. Secondary - 14tt' Street to and from Colby Avenue. <br />Vehicle access designs shall work toward the above goals. <br />16 <br />
