Garage structure: <br />Intent: To encourage structured parking to be architecturally compatible with the <br />hospital medical office buildings and residential areas. <br />Guidelines: <br />Garage structure will be designed to look like an "office building" and not a <br />parking structure. The existing garage is an example of how this may be <br />accomplished. Garage structure will have easily identified and separate <br />entrances and exits for pedestrians and vehicles. <br />Lighting: <br />Intent: To ensure that site lighting contributes to the character of the site and <br />does not disturb adjacent residential areas. <br />Guidelines: <br />Lighting shall be provided within parking lots and along pedestrian walkways. <br />Lighting fixtures shall be limited to heights of 24 feet for parking lots and 18 feet <br />for pedestrian walkways. All lighting shall be shielded from producing off-site <br />glare, either through exterior shields or through optical design inside the fixture, <br />so that the direction of light is downward. Accent lighting should be used to <br />highlight building/site entrances and special landscape features. <br />Integration of signs with architecture: <br />Intent: To ensure that signage is part of the overall design of a project and not <br />additive or an afterthought. <br />Guidelines: <br />Sign category "C" applies except for the following guidelines. <br />The design of buildings and site plans shall identify locations and sizes for future <br />signs. An overall sign program for the hospital shall be established and <br />approved by the Planning Director. The sign program shall indicate location, size <br />and general design. Signs shall not project above the rood, parapet, or exterior <br />wall. Signs shall be oriented to pedestrians. No flashing, blinking or electric <br />message signs. <br />One sign per street, other than directional signs. <br />Signs should be designed so they are illuminated in a way to be seen clearly but <br />do not produce glare off site into residential areas. <br />17 <br />
