SITE <br />ANALYSIS <br />When an assumption has been made, it has been <br />noted in the narrative. <br />Guest Facilities <br />The following describes the facility uses that are <br />the most affected by patrons and their required <br />support during events. <br />Guest Facilities — Seating Bowl <br />The market research indicated three <br />primary ticket groups could be supported — <br />General, Premium, and Suite Seating. Ant overall <br />capacity of 10,000 seats for end stage concert <br />configurations is necessary to attract large acts to <br />the venue. The research also indicates that an <br />average capacity of 6,000 seats for hockey is to <br />be anticipated. <br />This report assumes a seating bowl will <br />accommodate 8 000 seats for hockey. All <br />sightlines should be designed to accommodate an <br />ice hockey configuration, and appropriate <br />consideration to all other potential venue <br />configurations. <br />The premium seating location for <br />approximately 750 seats will be determined <br />during the building design. They should be <br />considered a part of the base 7,000 seats for <br />hockey Chairs are assumed to be padded and <br />22" wide, with a maximum of 14 chairs between <br />aisles. In seat service is not a priority. Seating <br />value is derived from upgraded service, not <br />necessarily exclusivity. Close proximity to a <br />private club lounge is desired. <br />Eighteen (18) suites, seating 12 <br />patrons each will be located as part of the base <br />7,000 seats for hockey. Consideration should be <br />given to locating suite entries not directly into <br />the main traffic flow. Chairs are assumed to be <br />padded and 24" wide with a maximum of six <br />seats between aisles. Seating should provide an <br />enhanced sight line over a standing person in the <br />row in front of the suite. <br />Wheelchair seating will be located <br />proportionally throughout the venue price <br />ranges. Enhanced sight lines over standing <br />patrons will be provided as required by the <br />ADA. Each wheelchair position will be provided <br />with one companion seat. All suites will <br />accommodate one accessible position. <br />Retractable and movable seating should be <br />considered which will allow the building to <br />accommodate approximately 30,000 square feet <br />of exhibition space and vents that require an <br />expanded event floor. <br />Guest Facilities - Food Service <br />This report assumes all cooking is from <br />one central kitchen. This kitchen should be <br />located with direct service access to the central <br />commissary, service docks and trash facilities. <br />Direct service access to any club(s) or restaurants <br />is essential. Satellite pantries for suites would be <br />acceptable. <br />The Central Commissary <br />accommodates staging, storage and preparation <br />of food within the facility. Therefore, a <br />centralized location with direct service access to <br />vertical transportation is important. Direct <br />adjacency to a service dock and trash facilities is <br />essential.
