SITE
ANALYSIS
Food Service administration is where
the day-to-day food service planning and
administration occurs. It should be adjacent to
the commissary. It needs close proximity to an
e ntry for employees, vendors and visitors.
Concessions are assumed to be one cue line for
225 general patrons. Each cue is planned at five
feet in width. Minor cooking is planned for 50%
o f the stands. It is important that all concessions
be convenient and visible from the concourse
and general seating.
For initial planning purposes, sub -
service areas such as vendor commissaries, beer
distribution, and pantries are absorbed into the
commissary and concession numbers.
Merchandising areas are the team store
and novelty stands. These should be positioned
for the best visibility and in high traffic areas. It
is desirable for the store to have an entry with
✓ isual proximity to the box office, and an entry
outside of the ticketed zone. Two to four novelty
stands will be positioned around the concourse
✓ isible from points of entry.
Guest Facilities — Guest Amenities
Public toilets are assumed to be a ratio
o f one toilet fixture, water closet or urinal, per 75
patrons. Planning is done from the concert
population, and a population proportion of 50%
male, 50% female. Public toilets should be
planned and located to accommodate floor
seating. Consideration should be given to
creating flexible toilets for events that may be
heavily biased towards one sex.
Event ticket windows are part of the
Box Office. They should be located directly
adjacent to a main entry. An adjacent exterior
pedestrian plaza and drop off area in close
proximity are desirable Ticket offices and the
team store should be adjacent. Secure access to a
loading area for an armored money transfer truck
is desirable. Weather protection with possible
indoor customer queuing is desirable.
For initial planning purposes, support and
miscellaneous customer areas such as first aid,
information, family toilets and changing areas,
etc. have been grouped together under the
heading of Miscellaneous Guest Services.
Food court seating is for the general patrons use.
It needs to be easily accessible to these seats and
some concessions. Outside access may be
desirable for non-event use.
The premium seat lounge is for the
private use of premium seat patrons for both
event and nonevent use. It should be planned
with direct outside access for use after hours. It
is desirable that this area could be booked for
banquets, weddings and other similar special
events.
Suite lounges are the private areas
directly adjacent to each group of twelve suite
seats with a view to the event Each is planned
with a lounge seating area, service bar and
private toilet. Suites are not planned for nonevent
use.
For initial planning purposes it is
assumed that there are no provisions for a
dedicated restaurant sports bar, hall of fame, or
video arcades provided. These are optional areas
that can be added at a later date.
City of Everett — Arena Feasibility Analysis
Page 24
