SITE <br />ANALYSIS <br />Employee facilities and housekeeping <br />need to be located close to security. Employees <br />require an entry that is away from the main <br />public entry, close to employee facilities, and <br />close to vertical transportation. This entry could <br />be shared with several back of house functions, <br />like press, building operations administration, <br />etc. <br />Building Operations — Marshaling and <br />Service Docks <br />Marshaling is the events staging and <br />overflow storage area. It should be adjacent to <br />the event floor stage location, and major storage <br />areas. It should have direct access to the service <br />docks, television trucks, maintenance shops, and <br />event electrical service. This report assumes that <br />a portion of the area may be used as exhibition <br />space for flat shows. The marshaling should be <br />sized to accommodate circus needs for shows <br />during inclement weather. <br />Service dock areas include the loading <br />docks, television truck parking and trash areas. <br />The report assumes there to be two loading <br />docks, one trash bay and one additional <br />television truck parking bay. This must be at the <br />event level. Security and service docks must be <br />located together. Consideration should be given <br />to locating this area away from any <br />neighborhood housing. It is best to locate this <br />area on a low traffic road for temporary parking <br />of tractor -trailers, or providing overflow service <br />yard area if required for special events. <br />Consideration to the routes that service vehicles <br />take to this area is critical for minimizing the <br />disruption to adjoining neighborhoods. Vertical <br />circulation servicing the entire building should <br />be nearby. Commissary should have easy direct <br />access. <br />Physical Plant/Building Systems <br />These are the mechanical and electrical <br />spaces within the building. For the purposes of <br />this report they are all included as one number <br />and are calculated as percentages of the overall <br />building. The locations will be distributed <br />throughout the building in the form of <br />mechanical rooms, electrical distribution rooms, <br />telephone distribution rooms, chases, ducts, etc. <br />The video head end and telephone patch rooms <br />are for event use. They should be located <br />adjacent to the service dock area and stage <br />location. <br />Building Area Summary <br />The following is a preliminary outline <br />of the primary building areas. The square footage <br />listed for each area is derived from historic <br />examples. The buildings used as examples were <br />The Spokane Veterans Memorial Arena and The <br />Mark of the Quad Cities Arena. An assumption <br />table has been included, outlining building <br />variables. The purpose of this summary is to <br />provide an approximate overall building size that <br />could be anticipated. Also listed in the report is <br />the approximate number of rows that will be <br />required and the building footprint. <br />It should be noted that data included in this <br />program is intended to provide information for <br />site comparison purposes only. This is not <br />intended to be a final building program.
