INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions <br /> but are associaled with other la��s or requirements. All requirements are preliminary in nature, and <br /> are based upon the preliminary sile plan and lhe ordinances in effect at time of submittal for SEPA <br /> review. The proposal must comply with atl ardinances in effect at the time a complete <br /> building permit application is filed, including those not specifically set forth herefn. <br /> (Exception: For vesting under the Zoning Code, please refer to Section 44 of the Zoning Code). <br /> Contact the Planning Deparlment for information regarding appeals processes for the requirements <br /> listed in this document. <br /> 1. A Public Works Permit is required for lhis project. Delailed drawings in accordance with Cily <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utililies, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public Works <br /> De�artm�nl approval o(these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and warranted be(ore the Occupancy Permit is <br /> issued. <br /> 2. Full standard half street improvements are required to Paine Field Way, including but not <br /> limited to curb, gutter, sidewalks, street widening and drainage control per City Design <br /> Standards. <br /> 3. Parking must be per Cily Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 4. Any gradinglfill on this site shall be done so as to not impact the surrounding properties. <br /> 5. This project must comply wilh the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 6. Special charges for connection to lhe sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. The charges are based on <br /> projected water usage and can be subslantial. Appiicanl is encouraged to obtain a copy of <br /> the ordinance and determine estimated charges prior to building permit application. The <br /> aclual charges shall be compuled by the Public Works Department per the ordinance in effect <br /> at the time and according to information on the approved plans at the time of building permit <br /> issuance. <br /> 7. Lach of comment on lhe plans submilted with the application does not constitute approval of <br /> these plans. <br /> 8. City streets are lo be kept clear of dirt and debris at all times during conslruction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9. A one-year warranly is required on lhe public improvement for an amount not less than 10% <br /> of the cost of construction and shall run for one year from the date o(final approval/issuance <br /> of lhe first Occupancy Permit. <br /> 10. A two-year guarantee is required for private retention/detention or other drainage <br /> treatmenUabatement facilities serving areas larger than onc -�e. <br /> �2 <br />
