Access: The Unifortn Fire Code requires that all new stnxxures shall provide <br />Fire Department access roads to within one-hundred frRy (150) feet of all <br />portions of the ground floor. Fire Department access roads (Fire Lanes) shall <br />provide a minimum of twenty (20) feet in width of unobatruded, paved driving <br />surface with a minimum clear height of thiRean (13) feet six (6) inches. Firo <br />lanes will be posted and maintained as required by the Fire Departmertt. <br />8. The construction plans must be designed from a site survey performed by a <br />licensed State of Washington land surveyor. <br />9. When access to, or within, a structure or an area is unduly difficult because of <br />secured openings or where immediate access ia neceasery for life saving or fire- <br />fighting purposes, the Fire DepartmeM may recommend o� require a key box to <br />be installed in an axessible location. A rapid entry system may also be <br />desirabla in order to avoid unnecessary damage while meking entry to any <br />building during an emergency situation. <br />10. All exposed ground must be reseeded within thirty (30) daya of the completion of <br />construction. If roseeding is not practical due to weathx or seaaonal problems, <br />the ground must be covered with mulch aa,directed by ths City Engineer. <br />11. Temporary erosion control measures for constnxx�ion ac,tivity must be <br />operational prior to commencement of any clearing or earthvvork. <br />12. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire <br />lanes shall be identfied by rod aubs with white stenciling atating'NO PARKING <br />- FIRE LANE' and vertical signs stating "NO PARKING - FIRE LANE- TOW <br />AWAY ZONE'. Location shall be approved by the Firo Marshat. <br />13. Standard half street improvemeMs aro required to Rainier Avenus, Poplar <br />Street, and 12th Street. These improvements shall indude, but not be limited to, <br />curbs, gutters, sidewalks, atreet widening, and drainage conhols, per City <br />Design and Construdion Standards. All improvemenb shall be made prior to <br />final short plat approvaL <br />14. A one year warranty is required on the public improvemerrt for an amount not <br />less than ten peresnt (10%) of the cost oi construction and shall run for one year <br />from the date of final approvel. <br />15. City streets are to be kept clear of dirt and debris at all times during constnx;tion. <br />Dust suppression and street cleaning must oxur as direcied by the Public <br />Works Inspector. <br />[7 <br />
