Comment Letter <br />All of the exhibits are availabie for inspection at the Hearing Examiner's Office located <br />at 2930 Wetm��re Avenue, 8th floor, Everett, VJashington. • <br />After due c�n:�ideration of the testimony and evidence presented by the Applicant, <br />testimony and evidence elicited during the public hearing, and as the result of the <br />personel inspection of the subject property and surrounding areas by the Everett <br />Hearing Examiner, the following findings o( fact and conciusions constitute the basis af <br />the decision of the Everett Hearing Examiner. <br />Senior Seroices of Snohomish Cou�ry (Applicant) requested approval of a short <br />subdivision of three lots on lot 2 of Short Plat No. 5-92 located at Rainier Avenue <br />and 12th Street, Everett, Washinqton (subject property). Phase I of the proposel <br />will consist of development of lot 2A as depicted on the plat map with 50 <br />multiple-family units. Phases II and III will be canstnx.ted in the future with 100 <br />additional multiple-family units. The Applicant also seeks a varience for <br />reduction in pericing from the required two spaces per unit to one perking spece <br />per unit. (StafF report) <br />2. The subject property, zoned R�, Multiple-Femily Residential, is a vacant parcel <br />� of land that is located at Rainier Avenue and 12th Street, Everett, Waahington. <br />(Staff report) <br />3. The Comprehensive Plan of the City of Everett designates the subjecx property <br />as Multiple-Family, 20 - 29 Dwelling Units per Gross Acxe. It provides fai� and <br />equal housi�g opportunities for the elderly of the City af Everett (see <br />Comprehensive Plan Housing Element, D-1). The proposed subdivision, with <br />the anticipated development density, will be consistent with this designation. <br />(Staff report) <br />2 <br />
