Multiple-family units are permitted in an R-4 zone on 5,000 square toot lota. <br />Hawever, Everott Municipal Code (EMC)19.13.01 requires that all units provide <br />a minimum parking of two speces per unit for one or two bedrooms for the first <br />100 units and one and one-half pe�tcing apacAs for wery unit over 100 units. <br />The total proposed devalopment of tha plat will rawft in 150 naw multiple-family <br />units, thereby resulting in a need for 275 parkiny spac�s. The APPlicant <br />proposed 150 parking spaces and saeks a variance irom the Parkinq staanderds. <br />Variances are reviewed pursueM to EMC 19.41.130. (Staff report, Wood <br />testimony) <br />19. The grant of the variance will not ba matarially detrimental to the properties in <br />' the area or to the Cityr as a whola. Because the residents o( th� facility will liksly <br />not have vehicles, tnere will be no nosd for the devabpmont to tha atandard <br />required parking speces at this site. Even though there are no exceptional or extreordinery physical conditiona of ths <br />site, the location of the site and tha use of the site for elderiy housing provide <br />sufficient extraordinary circumstances for the graMing of the varience.
