Landscaping must be provide� per Section 35 of the Zoning Code. At a minimum <br /> this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided in the front <br /> yard setback area along the Oakes Avenue street frontage. This area shall be <br /> planted with Type III landscaping. All; excess public right-of-way must also be <br /> planted to Type III standards. <br /> b. A landscape strip a minimum of 10 feet wide must be provided along the <br /> 32'� St��eet frontage. Irrigation systems must be <br /> provided in all landscaped areas per Sxdon 35.130 of the Zoning Code. A 2- <br /> year maintenance assurance device must be provided for the landscaping per <br /> Secdon 35.130B of the Zoning Code. <br /> 19. A minimum of 1,000 square feet of open space is required on the site per Section <br /> 15.040 of the Zoning Code. Calculadons for open space amas must be provided <br /> on the plans submitted for Building Permits. <br /> 20. On-site recreation facilities must be provided per Secdon 15.050 of the Zoning <br /> Code. Prior to the issuance of Building Permits, the Planning Department must <br /> approve a plan for on-s�te recreation facilides. As part of the building permit <br /> application, the Applicant must submit a recreation plan including standards and <br /> specifications for recreation areas and equipment, including pictures of proposed <br /> equipment. If sufficient information is not known at time of submittal for building <br /> permits, minimum specifications or ezamples must be provided. <br /> Details must be provided for courtyazd surfacing, fencing, and landscaping. In <br /> addition, a maintenance plan for landscaping in the wurtyard must be provided, <br /> including irrigation amounts and schedules. <br /> 21. The site plan and building elevations must be reviewed for consistency with the <br /> multiple family design standards and regulations, including review of fa�ade and <br />
