The subject property is zoned R-3 Medium <br /> Density Multiple Family. The R-3 zone allows for a building densiry potential of 1 unit <br /> per every 1,500 square feet of land area. The Ciry has reviewed our policies related to <br /> developments on lots, which through the review process are found to fall diminutively <br /> short of the required lot area. At this time, the City's positlon is that the density standard <br /> for this lot shall be based on the standards for a 3,000 square foot lot. <br /> Any duplex constructed on site must comply with all code provisions including building <br /> and zoning. This will include compliance with Chapter 6 and subsection 7.010 of the <br /> Zoning Code. In addition no variances can be granted from any of the development <br /> standards of the code as set forth in subsection 38.080.C.b of the Zoning Code. On July <br /> 2, 1985 the City of Everett approved a Nonconfcrtning Building Certification (NCB #7-85) <br /> for the subject property.
