The subject property is zoned R-3 Mediam Density Multiple Family. The R-3 <br /> zone allows for a building density potential of 1 unit per every 1,500 square feet of land area. The <br /> subject propeRy has been platted at 25 feet in width by 119.87 feet in depth. Based upon our previous <br /> letter dated Apri17, 2004, the City will review the development on the subject lot based on the <br /> standards for a 3,000 square foot lot. This approach allows the lot size to be rounded up in a manner <br /> that provides a code interpretation that is the most beneficial ro the property owner. Using the density <br /> calculation outlined above this would allow for a maximum of two units to be developed on the subject <br /> site. <br /> The four unit developmen[s located at 3406 and 3426 Oakes were permitted for development based on <br /> the R-3 density standazd of one unit per every 1,500 square feet of land. The Code was applied to <br /> these sites in exactly the same manner as it will be applied to the 3400 Oakes Avenue site that is the <br /> subject of your inquiry. However, each of these developments is constructed on a lot measuring 50 <br /> feet wide by 119.87 feet ir. depth.`Using the density calculation oudined above this would allow for a <br /> maximum of four units to be developed on these sites. �:hese lots are not the same size as the subject <br /> lot, and therefore they do have a higher density potential than the subject lot. <br /> In summary, the Ciry has given your client the same consideration as the neighboring properties with <br /> regard to development potential on site.
