At this time, the City is preparing an Everett Station Area Plan <br /> (Area Plau) to guidc future development and redevelopment of the arca mnst likely to be <br /> affected by the Station. The Area Plan will likely be completed and approved by the <br /> Everett City Council in the next twelve months. The Area Plan should provide <br /> information that may be used to develop screening treatmencs for the Public Utility <br /> District Number 1 of Snohomish County's (the DistricQ Everett SuUstation site (3402 <br /> Paine Avenue). A deferral oCconceptual design and implementation of scrcening <br /> trcatment for the PUD Everett Substation will facilitatc their compatibility with the <br /> design themes developed for the Area Plan. <br /> Condusioo: Screening treatmcnts compatible with future area design theme are <br /> preferable to making immediate decisions that might prove incompatible�vith the future <br /> area design theme. Deferral of such screening treatments at this time will not adversely <br /> impact tlie current land uses or the potential near-tern� future uses.
