This screening <br />may be done using dense vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br />For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, Inc. at <br />259-0044. <br />28. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br />Section 39.150 of the Zoning Code. <br />29. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />30. The clinic must be constructed at the 20-foot front setback line. A ten -foot setback is required from the <br />street side property line along 32nd Street, a five-foot setback from the interior side property line, and <br />20-foot setback from the rear property line along the alley. Building height shall be a maximum of 35 <br />feet except as allowed under Section 16.020.F. A variance must be granted to extend eaves more than <br />18 inches into the front and side setbacks. <br />31. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a. A :andscape strip a minimum of 20 feet wide must be provided along Nassau Avenue. This <br />area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the north property <br />line. This area shall be planted with Type III landscaping. <br />C. A landscape strip a minimum of ten feet wide must be provided along 32" Street. The <br />applicant proposes to reduce this requirement to five feet. Landscaping will be placed along <br />the alley in exchange for the reduction along 32"' Street. This area shall be planted with <br />Type II landscaping. <br />d. A minimum of four trees of which a minimum of two must be spreading evergreen shall be <br />provided in the interior of the parking lot. Landscape areas must be planted and located per <br />Section 35.080E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br />show location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at two -foot intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A two-year <br />maintenance assurance device must be provided for the landscaping per Section 35.130B of <br />the Zoning Code. <br />6 <br />
